say what you will, but when I finally find the title, I will scan and post a pic to show it's legit. only then would I consider selling it and may not even then. again, I am planning on saving $20k worth of commercial real estate commissions so fixing a "$500" repair now has nothing to do with how my financial situation will be then, not to mention I've spoken with dozens of investors and the cashflow is there, so there is no reason Not to start with an owner -occupied 4-plex
